The plan proposes to construct a 14,300 square foot office and manufacturing <br />facility on Lot 1, Block 1, Business Park 95 4th Addition. The facility will be le~ed with option <br />to buy to Spectnnn Fixtures. Spectrum manufactures store fixtures. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />Staff Review Letter dated August 1, 1997 <br />Draft Planning Commission meeting minutes dated August 5, 1997 <br />Proposed development permit <br /> <br />Notification: <br /> <br />Site plans are not subject to public hearings and since the development will be an improvement <br />to the area, no notification of the proposal has been sent to adjacent industrial property owners. <br /> <br />Observations: <br /> <br />The site is proposed to have one access onto McKinley Street N.W. The applicant has been <br />informed that Radium Street will most likely be constructed north off of McKinley to Industry <br />Avenue. It is acceptable to City Staff if the developer desires to also have an access onto <br />Radium Street. <br /> <br />The site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, <br />design and number of off-street parking areas and driveways, loading berths, and architectural <br />standards. The submittal is deficient of a Lighting Plan and the construction materials for the <br />waste storage area must be identified. <br /> <br />The site plan was reviewed and approved by the Planning Commission on August 5, 1997 and <br />the Business Park 95 Architectural Review Board on August 6, 1997. <br /> <br /> <br />
