Absent: Commi~oners Holland and Thorufl. <br /> <br />Case Ir2 Request for Site Plan Aplzrov~; Case of Skarp and Associates <br /> <br />Zoning Administrator Frolik stated that an al:rplicafion has been received from Sharp and <br />Associates to construct a 14,300 square foot office and manufacturing facility on Lot 1, Block <br />1, Business Park 95 4th Addition. It is anticipated that the facility will be leased to Spectrum <br />Fixtures with an option to buy. One access is l:no~sed from McKinley Street. When <br />Radium Street is constructed llorth from McKinley, it will be the west boundary of this site, <br />and a second access would be possible. The site plan is in compliance with City Code as it <br />relates to zoning, lot coverage, settyacks, design and number of off-street parking areas and <br />driveways, loading bemhs, and architectural st~n~rds. AS part of Business Park 95, the site <br />plan is subject to Business Park 95 covemmts and review by the Architect Board which will <br />meet August 6, 1997. <br /> <br />Commissioner Deemer stated that the lighting must comply with City Code requirements. <br />Wall mounted lights on other buildings are not in compliance. <br /> <br />Mr. Dennis Sharp, Sharp and Associates stated that the box type lighting units are on all <br />buildings and will be used for tiffs site also. In response to two questions in staWs letter <br />dated August 1, 1997, he stated that the company has 13 employees and is planning 25 <br />parking spaces; and trash 0umpsters are kept in~'ide. <br /> <br />Motion by Commixsioner Deemer, seconded by Commissioner Terry to recommend that the <br />City Council approve the proposed site plan for Sharp and Associates contingent upon <br />compliance with City Staff Review Letler dated August 1, 1997, and the Business Park 95 <br />covenants as reviewed by the Architectural Review Board. <br /> <br />Motion carried.
