Exhibit C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES <br /> <br />On , 1997, Site Plan approval was granted by the City of Ramsey ("City") to Sharp & <br />Associates, ("Permittee"), whose address is 10907 - 93rd Avenue North, Osseo, Minnesota 55369 to construct a <br />15,000 square foot office and manufacturing facility ("Structure") on the property which is legally described as <br />follows: <br /> <br />Lot 1, Block I, Business Park 95 Fourth Addition ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in accordance with the <br />requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed as shown on the Site Plan submitted by <br />the Permittee, which Site Plan is dated received by the City on July 18, 1997 and prepared by Gerald <br />Carlson Associates, revision received by the City on ,1997.. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan and <br />Landscape Plan. The Required Improvements are as follows: <br /> <br />Bituminous driveways, off-street parking and maneuvering areas; <br />B-612 concrete curbing around the perimeter of all bituminous surfaces; <br />Site grading in accordance with the Grading Plan prepared by Swenson Land Surveying, Inc., <br />dated received by the City on July 18, 1997; <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan dated received by the City on <br />July 18, 1997; <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fke lanes shalI be maintained on the Site. The exact location of these items on the Site <br />shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of <br />the City Engineer. Bulbs emitting in excess of 3,000 lumens shall be completely shielded. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces with a combination of rock <br />face and standard concrete block in accordance with the Building Elevations prepared by Gerald E. Carlson <br />Associates dated received by the City on July 18, 1997. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the financial assistance listed in <br />Section 2.2 of the development agreement. The payment for the Site Improvements shall be made at the <br />time a Certificate of Occupancy for the development property is issued.
