I I I I I I I I I I I I I I I I I I Site Plan Review: Mn Tool & Die Page 3 of 3 August 6, 1997 Drainage and Grading: At the date of this writing, the City has not received a grading and drainage plan from the applicant. The development of such a plan should anticipate draining the front parking lot toward a 30 inch storm sewer which runs beneath the south curbline of McKinley Street. Convenient access to this storm sewer would be available through the storm manhole located approximately 50 feet east of the west property line. The drainage from the remaining impervious surfaces should be directed toward the south property line. A 42 inch storm sewer is scheduled to be installed 27 feet north and parallel to the southern property line. A manhole will be available at a distance of 62 feet west of the east property line. It should also be noted that a forty foot drainage and utility easement will exist over the southernmost forty feet of the lot. Lighting Plan: The Site Plan doesn't identify a lighting plan and should be modified accordingly. It is imperative that the lighting plan and fixture specification are reviewed and approved by the City Engineer. Code states that lighting should deflect away from public streets and bulbs emitting in excess of 3000 lumens shall be so directed that the bulb is not visible from off of the property where such light source is located. The City Council will be meeting at 7:00 p.m. on Tuesday, August 12, 1997, at the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. You, or your representative, should be present at the meeting to answer any questions that may arise. A copy of the case cover sheet and proposed development permit is enclosed for your information.
