I <br />I <br /> <br /> I <br />I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Exhibit C <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />MINNESOTA TOOL & DIE WORKS, INC. <br /> <br />On , Site Plan approval was granted by the City of Ramsey ("City") to Minnesota <br />Tool & Die Works, Inc., ("Permittee"), whose address is 8670 Monticello Lane, Maple Grove, Minnesota 55369 to <br />construct a 20,000 square foot office and manufacturing facility ("Structure") on the property which is legally <br />described as follows: <br /> <br />Lot 4, Block 2, Business Park 95 Fourth Addition ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. Ail building plans must be prepared and certified by a registered engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in accordance with the <br />requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Slructure shall be constructed on the Site as shown on the plan <br />submitted by the Permit-tee, which Site Plan was prepared by Martin Woody Architects, Inc. and dated July <br />31, 1997, Revision date <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan and <br />Landscape Plan. The Required Improvements are as follows: <br /> <br />Bituminous driveways, off-street parking and maneuvering areas; <br />Concrete curbing around the perimeter of all bituminous surfaces; <br />Site grading in accordance with the Grading Plan prepared by <br /> <br />Sod and seed <br />Establishment of plantings in accordance with the Landscape Plan prepared by <br /> <br />f. Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site <br />shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of <br />the City Engineer. Bulbs emitting in excess of 3,000 lumens shall be completely shielded. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces with-a combination of rock <br />and smooth face concrete block in accordance with the Building Elevations prepared by Martin Woody <br />Architects, Inc., dated July 25, 1997. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the financial assistance listed in <br />Section 2.2 of the development agreement. The payment for the Site Improvements shall be made at the <br />time a Certificate of Occupancy for the development property is issued. These payments wilI be made only <br />if all property taxes, City fees and charges on the property are current. <br /> <br /> <br />
