Nathe/Ramsey <br /> <br />VACANT LAND PURCEASE AGREEMENT <br /> <br />Date <br /> <br />Page 1 of 4 Pages <br /> <br />RECEIVED OF THE CITY OF RAMSEy, A MINNESOTA MLYNICIPAL CORPORATION, <br />the sum of Five Hundred Dollars ($500.00) by check as earnest money <br />to be deposited upon acceptance of Purchase Agreement by all <br />parties, on or before the next business day after acceptance, in a <br />seller account, but to be returned to BUYER if Purchase Agreement <br />is not accepted by SELLER. Said earnest money is part payment for <br />the purchase of the Property located in the City of Ramsey, County <br />of Anoka, State of Minnesota, and legally described as follows: <br /> <br />Ail that part of the West 2 rods and 6 feet of <br />the Southwest Quarter of Northeast Quarter of <br />Section 29, Township 32, Range 25 lying and <br />being south of Trunk Highway Noo 10, formerly <br />known as U.S. Military Road. <br /> <br />(the "Property") <br /> <br />all of which Property SELLER has this day agreed to sell to BUYER <br />for the sum of Forty Thousand and no/100 ($40,000.00), which BUYER <br />agrees to pay in the following manner: Earnest money of $500.00 <br />and $39,500.00 cash on or before August 19, 1997, the date of <br />closing. <br /> <br />1. ACCESS: SELLER grants as of the date hereof, permission of <br />access to the Property for testing and surveying purposes. <br /> <br />2. HAZARDOUS WASTE: To the best of the SELLER'S knowledge there <br />are no hazardous wastes, abandoned wells, or underground storage <br />tanks located on the Property. <br /> <br />3. OUTLOT B ALPACA ESTATES 4TH ADDITION: SELLER agrees to cause <br />Outlot B Alpaca Estates 4th Addition to be dedicated to the City <br />for street and utility purposes. <br /> <br />4. IMPROVED STREET: SELLER will cause the Property to be <br />improved to City street standards as a 9 ton road and accepted as <br />a City street up to its intersection with Riverdale Drive. <br /> <br />In the event the Property from Riverdale Drive, south to the <br />southerly boundary line of the Property is improved to City street <br />rural standards at the request of someone other than SELLER, <br />legally described on attached Exhibit "A" (the "Nathe Parcel") will <br />not be assessed for the street improvement expense.
