Said earnest money is part payment for the purchase of the Property located in the City of Ramsey, County of Anoka, State of Minnesota, and legally described as follows: The North 150 feet of that part of Lot 1, AUDITORS SUBDIVISION NUMBER 30, according to the map or plat thereof on file and of record in the office of the County Recorder in and for Anoka County, Minnesota, described as follows: Commencing at the Northeast corner of said Lot 1; thence due South on the East line of said Lot 1 a distance of 603 feet; thence North 67 degrees 47 minutes West a distance of 380 feet to the point of beginning of the land to be described; thence West and parallel to the North line of said Lot 1 to a point which is 660 feet West of the East line of said Lot 1 as measured parallel to the North line of said Lot 1; thence South and parallel with the East line of said Lot 1 to a point on the Southeasterly extension of the Northeasterly line of Lot 2 of said AUDITORS SUBDIVISION DIVISION NUMBER 30; thence; thence Southeasterly to a point 400 feet South of the point of beginning, said distance being measured parallel to the East line of said Lot 1; thence North and parallel to the East line of said Lot 1 a distance of 400 feet to the point of beginning. Together with an easement for roadway, utility and drainage purposes 66 feet in width lying South and immediately adjacent to line A, hereinafter described and lying East of line B, hereinafter described: LINE A: Beginning at a point on the East line of said Lot 1 distance 462.68 feet South of the Northeast corner thereof; thence West parallel with the North line of said Lot 1 to a point of intersection with line B. LINE B: A line which is parallel to the East line of said Lot 1 and distant 380 feet West of said East line of Lot 1, as measured along a line which bears North 67 degrees 47 minutes West from the East line of said Lot 1; (the "Property" ) all of which property SELLER has this day agreed to sell to BUYER for the sum of One Hundred Seventy-five and 00/100 Thousand Dollars ($175,000.00), which BUYER agrees to pay in %he following manner:
