We are <br />also in receipt of a Grading and Utility Plan prepared by Charles W. Plowe, dated August 15, <br />1997. The proposal is for a 23,352 square foot office and manufacturing facility to be located in <br />the 6th Addition of Business Park 95. We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which office/manufacturing is a permitted use. <br /> <br />Access: The site is proposed to have two accesses onto Unity Street NW. <br /> <br />Lot Coverage: The site is approximately four acres in size and City Code restricts building <br />coverage to 35 percent of the lot area or 6t,271 square feet in this case. The size of the proposed <br />structure (23,352 square feet) and the future expansion (12,000 square feet) totals 35,352 square <br />feet, which is in accordance with City Code. The proposed site plan, including the future <br />expansion, complies with the 85 percent impervious lot coverage restriction in the Business Park <br />95 covenants. <br /> <br />Impervious Surface: The Busine::s Park 95 covenants restricts impervious coverage to 85% of <br />the lot. The ultimate impervious surface coverage is calculated at 53%, including the future <br />expansion. <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure exceeds the 40-foot front yard, 35-foot rear yard and 20-foot <br />side yard setbacks established in the Industrial District. <br /> <br /> I <br />I' <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
