The site is proposed to have two accesses onto UniW Stre~ N.W. The site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, design and number of off-street parking area and driveways, loading berths, waste storage and arekitectural standards. Exterior lighting is also noted and the fixtuv~ have been approved by the City Engineer. The City Engineer has recommended some changes to the drainage on site. City staffis recommending site plan approval contingent upon compliance with the City Staff'Review Letter dated August 27, 1997 and approval of~e Business Park 95 Architectural Review Board. City Engineer Jankowski stated he is recommending the drainage pond be relooated to the northern edge of the lot. This pond may either be retained, expanded or eliminated when the parcel to the north develops. The plan also proposed to drain a large portion of the parking area directly to the gutter line of Unity Street. City Engineer Jankowski stated he is recommending the plan be revised to intercept this flow and direct it to the proposed retention pond. Commiasioner Deemer noted that the exterior light fixtures CEI and CEIl will cast totally different light patterns. City Engineer Jankowsld stated the fixtures are in conformance with City standards. Motion by Commissioner Holland, seconded by Commissioner Jensen to recommend that the City Counc. fiI approve the proposed site plan for Consulting Management Construction, Inc. contingent upon compliance with City Staff Review Letter dated August 27, 1997, and the Business Park 95 covenants as reviewed by the Architectural Review Board. Motion carried. Voting yes: Chairperson Bawden; Commissioners Holland, Je. nsen, Deemer, LaDue, Terry, and Thorud. Voting no: None. Absent: None. Case #3 Request for Sketch Plan Review for a Minor Subdivision; Case of Rademacher Companies, Inc. Case #4: Request to Rezone Certain Property from B-I Business to B-2 Business and R-3 Urban Residential; Case of Rademacher Companies, Inc. Zoning Administrator Frolik stated that the applicant has requested that these requests be tabled to the October Planning Commission meeting. Motion by Commissioner Holland, seconded by Commissioner Terry to table sketch plan review and rezoning of certain property from B-1 Business to B-2 Business and R-3 Urban Residential for Rademacher Companies, Inc. to the October Planning Commission meeting. Motion carried, Voting yes: Chairperson Bawden; Commissioners Holland, Terry, Deemer, Jensen, LaDue, and Thorud. Voting no: None. Absent: None.
