I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Exhibit C <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br /> CONSULTING MANAGEMENT CONSTRUCTION, INC. <br /> <br />On September 9, 1997, Site Plan approval was granted by the City of Ramsey ("City") to Consulting Management <br />Construction, In., ("Permittee"), whose address is 10630 Rockford Road, Suite #111, Plymouth, Minnesota 55442 to <br />construct a 23,352 square foot office and manufacturing facility ("Structure") on the property which is legally <br />described as follows: <br /> <br /> Lot ~, Block , Business Park 95 Sixth Addition ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structure shaI1 be constructed in accordance with the <br /> requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The Structure shall be constructed as shown on the Site Plan submitted by <br /> the Permittee, which Site Plan is prepared by Lampert Architects and dated August 14, 1997, revision date <br /> <br />o <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan and <br />Landscape Plan. The Required Improvements are as follows: <br /> <br />Bituminous driveways, off-street parking and maneuvering areas; <br />B-612 concrete curbing around the perimeter of all bituminous surfaces; <br />Site grading in accordance with the Grading Plan prepared by Charles W. Plowe, dated <br /> ,1997; <br />Sod and seed; <br />Establishment of plantings in accordance with the Landscape Plan prepared by Lampert <br />Architects, dated August 14, 1997, revision date ,1997; <br />Fire lanes; <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site <br />shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of <br />the City Engineer. Bulbs emitting in excess of 3,000 lumens shall be completely shielded. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces with a combination of rock <br />face, single score and burnished block in accordance with the Building Elevations prepared by Lampert <br />Architects and dated August 14, 1997. <br /> <br />FINANCIAL ASSISTANCE. The City shall be responsible to provide the £mancial assistance listed in <br />Section 2.2 of the development agreement. The payment for the Site Improvements shall be made at the <br />time a Certificate &Occupancy for the development property is issued. These payments will be made only <br />if all property taxes, City fees and charges on the property are current. <br /> <br /> <br />
