The use of trailers, trucks or vehicles for long term storage (longer than 30 consecutive days) is prohibited unless they are being used as a collection point for dross and residual recyclables awaiting transport from the site. Strucm. re~ and Site Improvements. The placement, design and construction of the 9,000 square foot expansion to the existing principal building and site improvements shall comply with City Code as provided within the development permit, and applicable state codes and OSHA requirements. Building Permits. No building permit for the site will be issued until the Permit Holder has: a) signed and returned the conditional use permit and development permit; b) provided the required financial guarantee for required improvements described in the development permit; and c) supplied the Building Official with information required by the City Sanitary. Sewer and Road Improvements. The Permit Holder agrees to connect to City sewer and water at the time sewer and water is extended to the area and herein agrees to join in a petition for sewer and water improvements and improvements to 142nd Avenue N.W. when such petitions are presented. Height Limit on Equipment. The crane may be operated at its full height but while being stored on the site shall not be stored at a height greater than the height of the smoke stack on the principal structures on the site. Site Elan/Building Plan Revisions. This CUP shall not be effective until the City has a approved a Site Plan and Building Plans which incorporate these CUP conditions. .Closure Due ..to CUP Revocation, Other Circumstances. In the event this CUP is revoked or the Permit Holder closes operation of the aluminum processing operation for any reason, including but without limitation, order of the court or other agency of competent jurisdiction, bankruptcy, insolvency, or abandonment, the Permit Holder shall immediately proceed to remove all feedstock and' other material, from the-site. In the event the Permit Holder fails to comply with the terms of this CUP, the City may, upon 30 days written notice to the Permit Holder, enter into the property and perform all such obligations, the costs of which shall be borne by the Permit 'Holder or, in default thereof, by its surety. Finan.cial Assurance. The Permit Holder shall submit financial assurances as follows: (a) Charges and Fees. The Permit Holder agrees to pay to the City upon the issuance of this CUP, a fee in an mount sufficient to reimburse the City for engineering, legal and administrative expenses reasonably incurred during the consideration and development of this CUP. The Permit Holder shall reimburse the City for all administrative fees incurred by the City in connection with inspection of the aluminum processing operation and administration of this CUP.
