The final plat consists of <br />one (1) sheet dated September 22, 1997 and should be titled Business Park 95 6th Addition, <br />rather than 5th Addition. We offer the following comments: <br /> <br />General: The plat is in the Industrial District and consists of two lots and one outlot. <br /> <br />Lot Sizes and Dimensions: Lot I is approximately 4 acres in size and Lot 2 is approximately <br />2.6 acres in size; this substantially exceeds the 1 acre minimum in the Industrial district. Both of <br />the lots meet the 200 foot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan for Lot 1, Block 1 was <br />approved under the site plan for Wolf and Associates submitted by Consulting Construction <br />Management, Inc. The site plan was approved by City Council on September 9. A grading and <br />drainage plan for Lot 2 will be required at the time a development plan is submitted for review <br />and approval. <br /> <br />Streets: The lots will receive public access from Unity Street NW. <br /> <br />Park Dedication: As w/th the other phases of Business Park 95, park 'dedication will consist of <br />a cash payment. <br /> <br />Respectfully, <br /> <br />Sylvia Frolik <br />Zoning Administrator <br /> <br />Steve J.
