Energy Park 3rd Addition. <br /> <br />Dear Dennis, <br /> <br />We are in receipt of a site plan (Sheet Al) and a landscape plan (Sheet LI) prepared by Lampert <br />Architects and dated September 16 and 22, 1997, respectively. We have also received Sheet A4, <br />Building Elevations, also prepared by Lampert Architects and dated September 22, 1997. The <br />application submittal includes a Grading Plan prepared by Swenson Land Surveying dated <br />September 29, 1997, We offer the following comments: <br /> <br />General: The plan proposes to construct a 73,920 square foot multi-tenant industrial building in <br />two phases. The first phase will be 41,808 square feet and the second phase will be 32,112 <br />square feet. It will be located on Lots 3 and 4, A.E.C. Energy Park 3rd Addition. The timing for <br />the phases should be documented in the development agreement. <br /> <br />Zoning: The site is zoned Business Warehouse for which office and light manufacturing is a <br />permitted use. <br /> <br />Access: The site is proposed to have two accesses onto 143rd Avenue NW.; no direct access <br />onto Ramsey Blvd. is proposed. The westernmost of these two accesses is located too close to <br />the intersection of 143rd and Ramsey Blvd. This entrance should be at least 150 feet from the <br />west property line. A future access onto Jaspar Street, if and when it is extended north past the <br />property is appropriate. However, the development agreement should state that there is no <br />guarantee that Jaspar will ever be extended north past the property. <br /> <br />Lot Coverage: The site is approximately 6.9 acres or 299,528 square feet in size and City Code <br />restricts building coverage to 35 percent ora lot area or 104,835 square feet in this case. The size <br />of the proposed structure, Phase I and II, is 73,920 square feet. <br /> <br /> <br />
