Review Letter: Sharp Multi-Tenant in AEC Park 3rd Addition <br />October 2, 1997 <br />Page 2 of 3 <br /> <br />Utilities: The facility will be served by sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets or exceeds the 40-foot fi'ont yard, 35-foot rear yard and <br />20-foot side yard setbacks established in the Business Warehouse District. <br /> <br />Landscaping and Screening: The landscape plan proposes the establishment of 41 trees and <br />123 shrubbery around the perimeter of the property and building exc; pt for the loading dock <br />area. It is being recommended that the Norway Maple trees be substituted with another species <br />of Maple or other tree species that have a tested survival rate in Ramsey soils (see attachment). <br />Shade tree species that have proven to do well in Ramsey's soils are hackberry, black walnut, <br />quaking aspen, northern pin oak, burr oak and red oak. As the subject property is surrounded by <br />industrial parcels, there are no screening requirements applicable to this site. Installation of an <br />irrigation system is also recommended to protect the investment in landscaping; however, it may <br />be required under the AEC covenants. The plan will be reviewed by the AEC Board on October <br />23, 1997. The Landscape Plan also meets City Code requirement for 20 feet of green space <br />along Ramsey Blvd. and I43rd Avenue. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. If the waste storage for this site is to be conducted outdoors, the <br />site plan should be modified to describe the enclosure that will provide 100'percent screening. <br /> <br />Off-Street Parking and Driveways - Design: The site plan identifies that all driveways, off- <br />s~eet parking areas, and loading areas are proposed to be surfaced with bituminous pavement <br />and the perimeter of all pavement will be finished with B612 concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for each <br />employee on the maximum working shift for an industrial use and the anticipated number of <br />employees in th_is multi-tenant facility is not reflected on the site plan. A determination as to <br />whether or not the 186 parking stalls proposed is sufficient for the site will depend on the number <br />of employees. <br /> <br />Loading Berth: In accordance with City Code, the regularly used loading berth will be located <br />on the rear or north wall of the structure.
