We offer the following comments: <br /> <br />General: The approved preliminary plat consisted of approximately 85 acres to be <br />subdivided into 135 single-family urban residential lots. The first phase final platted the first <br />46 lots and the second phase consisted of another 38 lots. This third and final phase consists <br />of 51 lots. The undesignated land on the north side of 149th Lane needs to be identified as an <br />outlot. The bulb at the eastern end of 149th Lane should not be truncated. <br /> <br />2. Zoning: The property was zoned R-1 Urban Residential in March of 1996. <br /> <br />Lot Sizes and Dimensions: All lots on Blocks 5 and 6 are considered riparian to the wetland <br />and are required to have at least 15,000 square feet of area above the ordinary high water <br />mark. All lots on these two blocks meet this requirement. All other lots meet the standard <br />10,800 square foot area requirement in the urban residential district. All lots meet the <br />minimum width requirements. <br /> <br />4. Stormwater Management Fee: The City has enacted a storrnwater management fee of <br /> $350.00 per unit or $17,850 for Regency Pond 3rd Addition. <br /> <br />5. Utilities: The site improvements are being installed as a private project with no financial <br /> participation on the part of the City. <br /> <br />o <br /> <br />Drainage & Utility Easements: The limits of all wetlands are proposed to be dedicated as <br />drainage and utility easement. The standard 10 foot wide easements have been provided <br />around the perimeter of each of the lots. <br /> <br />7. Park Dedication: Park dedication shall consist of a cash payment of $875.00 per unit or <br /> $44,625.00. <br /> <br /> <br />
