I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />MICHAEL LEBLANC <br />pin 28-32-25~12-0004 <br /> <br />On October 28, 1997, Site Plan approval was granted by the City of Ramsey ("City") to <br />Michael Leblane ("Permittee") to construct a 1,416 square foot auto detail shop <br />("Structure") on the property which is legally described as follows: <br /> <br />Lot 2, Block 1, Pineview Estates 2nd Addition, Anoka County, Minnesota <br /> <br />(the "Site") <br /> <br />This approval is issued pursuant to Section 9.02.06 of the Ramsey City Cod.e. The <br />conditions of this approval are as follows: <br /> <br />I. STRUCTURE. The Structure shall be constructed in accordance with the one <br />sheet plan dated received by the City on October 17, 1997 and attached hereto as Exhibit <br />A. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structure shall be <br />constructed in accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The Structure shall be sited on the Site as shown <br />on the Site Plan submitted by the Permittee. Said Site Plan consists of one (1) sheet <br />prepared by Hy-Land Surveying, P.A., dated September 23, 1997, revision date October <br />9, 1997. <br /> <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />eo <br /> <br />Bituminous driveway <br />Site grading <br />Landscaping (sod or seed); <br />Screening to consist of 3 rows of coniferous trees with a maximum s <br />pacing distance of 12 feet and a minimum height of 3 feet; <br />Fire lanes. <br /> <br />(the "Required Improvements") <br /> <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of <br />these items on the Site shall be as directed by the City's Fire Chief. <br /> <br /> <br />
