That the Applicant currently has 704 square feet of garage space on the Subject Property; <br />that in combination with the proposed 936 square foot accessory building totals 1,640 <br />square feet, which is in accordance with the area allotment for the Subject Property. <br /> <br />That the City has previously approved requests for metal accessory buildings on rural <br />residential parcels less than 2.5 acres in size for storage of personal equipment and <br />vehicles when there is a reasonable amount of natural screening in place. <br /> <br />10. <br /> <br />That there are a significant number of mature trees on the Subject Property that will <br />provide screening of the metal accessory building from the public right-of-way and <br />adjacent properties. <br /> <br />11. <br /> <br />That the Applicant has supplied the City with a letter signed by the adjacent property <br />owners to the north and south in which no opposition to the proposed metal building is <br />expressed. <br /> <br />12. That the proposed use will not adversely impact traffic in the area. <br /> <br />13. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />14. <br /> <br />That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />15. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or furore <br />neighboring uses. <br /> <br />I6. <br /> <br />That the proposed use will be served adequately by public facilities and services such as <br />highways and streets~ <br /> <br />17. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services, and it will not be detrimental to the economic welfare of the <br />community. <br /> <br />18. <br /> <br />That the proposed use will not involve activities and uses that will be detrimental to any <br />persons, property, or the general welfare by reason of excessive production of traffic, <br />noise, smoke, fumes, glare, or odors. <br /> <br />19.
