Mr. Schroeder noted that Council has previously approved the development of the property north <br />of Automated EDM for Wolf and Associates. We have been proposing a re-plat of property in <br />order to facilitate that development. Staff was just informed that we have an immediate timing <br />problem which creates the need to gain Council approval of a minor subdivision this evening. <br />The project is being conducted under a 1031 Exchange which requires substantial project <br />completion by January 28, 1998. Any delay in delivery of the land will eliminate that <br />possibility. Other options for land delivery exist but all that we have identified put the City in a <br />deficient site control position. <br /> <br />Zoning Administrator Frolik reported that the area to be platted is generally north of' McKinley <br />Street and east of Unity Street. The plat consists of creating one, four-acre lot, one 2.6 acre lot <br />and one outlot from Lot 1, Block 2, Business Park 95 2nd Addition. Both lots exceed the <br />minimum area and dimensional requirements for the Industrial District. Staff is recommending <br />final plat approval. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Beyer to adopt <br />Resolution #97-09-289 granting final plat approval of Business Park 95 Sixth Addition. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beyer, Beahen and <br />Zimmerman. Voting No: None. <br /> <br />Mr. Schroeder stated that Council has briefly discussed a concern for continuance of economic <br />development activities during the next three to four months. He presented an agreement, <br />effective October 1, 1997, for consulting services with AEC. The agreement provides for a <br />$2,000/month retainer for 20 hours of service with time billed at $100/hour thereafter. For <br />projects which are generated under the contract, a I% finders fee would be an additional project <br />expense. For projects in process that the consultant works on there would be no such fee. He <br />requested Council enter into this agreement in 30-day increments with the assumption that this <br />would survive for up to four months. <br /> <br />Motion by Councilmember Beahen and seconded by Councilmember Beyer to authorize <br />consulting contract for AEC Contract. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Beahen, Beyer, Haas Steffen and <br />Zimmerman. Voting No: None. <br /> <br />Case #I 1: Award Bids for City Hall Re-roofing (Improvement Project #97-24) <br /> <br />City Engineer Jankowski pointed out that, within the 1997 budget, $60,000 was allocated for the <br />re-roofing of the remaining four sections of the City hall roof that were not replaced in 1992. <br />Unlike those sections over the fire garage and the mall area which were replaced, these remaining <br />four sections are not leaking. However, with the roof being 20 years old, replacement at this <br />point can be more economical than waiting until leakage occurs, since the replacement of wet <br />insulation can be relatively expensive. The bids received were opened on Friday and he <br />recommended that Council award the base bid and the alternate amount of $36,990 to Nieman <br />Roofing who was the lowest responsible bidder.
