Mike's Woodworking is located in the Pineview Estates 2nd Addition <br />P.U.D. As you recall, this P.U.D. is to accommodate residences with businesses operating out of <br />accessory buildings on the site. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated October 2, 1997 <br />Draft Planning Commission meeting minutes dated 10/7/97 <br />Proposed development permit <br /> <br />Notification: <br /> <br />Because site plans are not required to be subjected to a public hearing, no notification of the <br />pending development was forwarded to area property owners. <br /> <br />Observations: <br /> <br />Mike is proposing to construct an 864 square foot accessory building in which to store company <br />vehicles and equipment. The total square footage of the principal building is 2,964 square feet. <br />The site plan notes a 144 square foot utility shed that is to be removed. The new accessory <br />building is restricted to 30% of the size of the principal building or 1,100 square feet. Mr. <br />Sjoquist's proposal for a 864 square foot building is in compliance with that restriction. It is also <br />in compliance with the 35% lot coverage restriction for the commercial portion of the. property. <br /> <br />The required setback in rural residential neighborhoods is 10 feet; the required setback in <br />commercial districts is 20 feet. It has been the City's policy to impose commercial standards on <br />the commercial portions of these PUD lots. Mike is proposing to locate the building 10 feet from <br />the west property line. He states that moving the building 10 feet to create a 20 foot setback <br />from the west property line will require moving the structure south nearer the wetland to <br />facilitate easy drive-in access on the north side of the building. Mr. Sjoquist does not plan to <br />building until the spring of 1998 and plans to apply for a side yard setback variance at that time. <br /> <br />The building is proposed to be finished with vinyl siding like the principal commercial structure <br />and the home on the property. <br /> <br />The Planning Commission reviewed the site plan on October 7. <br /> <br /> <br />
