The buildings will be located in an area which has been excavated for sand borrow
material. The walkout elevation is very close to the existing elevations along the south
side of the proposed residence. The site plan indicates drainage will be to the south, but no
additional elevations are provided. The applicant should accept full responsibility for
adequate drainage away from the structures.

In accordance with the covenants, Mr. Leblanc is providing 3 rows of pine trees between
the residential and commercial portions of the property. That tree screening is interrupted
by the entrance to the building being on the north rather than east wall. Staff is suggesting
that the tree line be continued north along the west edge of the driveway until a point
where the driveway narrows to a single drivelane.

The Planning Commission reviewed the site plan for the commercial building on October
21.

Recommendation:

City Staffrecommends approval of the site plan.

Council Action:

Motion to grant/deny site plan approval to Mr. Leblanc's site plan for Lot 2 in Pineview
Estates 2nd Addition PUD contingent upon compliance with City Staff review letter dated
October 16, 1997.

Review Checklist:
City Engineer
City Attorney

CC: 10/28/97

I

I
I

I
I
I
I
I

I
