The proposed plat <br />consists of one sheet prepared by Hakanson Anderson Associates, Inc. and is dated October 23, <br />1997. We offer the following comments: <br /> <br />General and Zoning. The parcel is approximately 8.4 acres in size and is zoned a <br />combination of B-1 Business and R-3 Urban Residential. Council has adopted findings <br />and introduced ordinances to rezone the B-1 portion of the property to B-2 Business (to <br />facilitate a convenience store with gas sales) and R-3 Urban Residential (to augment the <br />existing R-3 zoning on the site). <br /> <br />Lot Sizes and Dimensions. The minimum lot size in the B-1 and B-2 Business Districts <br />with sewer and water is 1/2 acre. The proposed size of the commercial lot is <br />approximately 3 acres and the multi-family residential lot is approximately 5 acres. <br /> <br />Public Dedications. The sketch plan proposes the dedication of 50 feet of fight-of-way <br />from the centerline of T.H. g47. This is consistent with the Hwy. #47 Corridor Study and <br />the property further south in Willow Ridge and Amber Ridge. <br /> <br />#47 Access. The final plat needs to be modified to dedicate right-of-access along T.H. <br />#47 to the State, with the exception ofa temporary~ght-in only at the common boundary <br />of Lot 1 and Outlot A. The development agreement will require transfer of this access <br />right to the State at the time 153rd Avenue and T.H. #47 is signalized. <br /> <br />Ultimately, there wofild be access to Outlot A only from 153rd Avenue N.W. It is <br />anticipated that Barium Street be extended to intersect with 153rd; however, this is over <br />1,000 feet east of T.H. #47. A public or private street along the eastern boundary of Lot 1 <br />should be considered as an alternative to the lengthy travel route that would otherwise be <br />required to travel to the eastern portion ofOutlot A. <br /> <br /> <br />
