Final Plat Review: Rademacher Addition <br />November 4, 1997 <br />Page 2 of 2 <br /> <br />Grading and Drainage. Grading and drainage plans will be required at the time of site <br />plan review for the development of the lots. <br /> <br />Park Dedication. The Park Commission has recommended a cash payment to satisfy <br />park dedication requirements. <br /> <br />Pedestrian Transportation. The developer will be required to continue the <br />pedestrian/bicyclist path along the east side of T.H. #47 along the west boundary line of <br />Lot I only. The development agreement will require that the developer provide the City <br />with a 20 foot easement, in a separate, recordable document, to facilitate this path. <br /> <br />Stormwater Management Fee. The City has established a stormwater management <br />fund at a rate of $3,500 per acre for commercial plats. The fee applies to Lot 1 only as <br />the outlot such time as it is replatted. The fee will be applied towards the storm sewer <br />project proposed fi.om Wetland 659W which ultimately accepts the runoff from this <br />parcel of land. <br /> <br />Drainage and Utility Easements. The drainage and utility easements shown on the <br />proposed final plat are acceptable to accommodate the on site drainage and sewer and <br />water utilities. <br /> <br />The City Council will be meeting at 7:00 p.m. on Monday, November 10, 1997 at the Ramsey <br />Municipal Center, 15153 Nowthen Blvd. N.W. I suggest that you, or your representative, be <br />present at these meetings to answer any questions that may arise. A copy of the case cover sheet <br />and proposed develoi'.nent agreement is enclosed for your information. On November 10, the <br />City Council will also be considering final adoption of the proposed ordinance to rezone a <br />portion of your property from B-1 Business to B-2 Business to facilitate development of a <br />convenience store with gas sales.
