Final Plat Review: Rademacher Addition November 4, 1997 Page 2 of 2 Grading and Drainage. Grading and drainage plans will be required at the time of site plan review for the development of the lots. Park Dedication. The Park Commission has recommended a cash payment to satisfy park dedication requirements. Pedestrian Transportation. The developer will be required to continue the pedestrian/bicyclist path along the east side of T.H. #47 along the west boundary line of Lot I only. The development agreement will require that the developer provide the City with a 20 foot easement, in a separate, recordable document, to facilitate this path. Stormwater Management Fee. The City has established a stormwater management fund at a rate of $3,500 per acre for commercial plats. The fee applies to Lot 1 only as the outlot such time as it is replatted. The fee will be applied towards the storm sewer project proposed fi.om Wetland 659W which ultimately accepts the runoff from this parcel of land. Drainage and Utility Easements. The drainage and utility easements shown on the proposed final plat are acceptable to accommodate the on site drainage and sewer and water utilities. The City Council will be meeting at 7:00 p.m. on Monday, November 10, 1997 at the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W. I suggest that you, or your representative, be present at these meetings to answer any questions that may arise. A copy of the case cover sheet and proposed develoi'.nent agreement is enclosed for your information. On November 10, the City Council will also be considering final adoption of the proposed ordinance to rezone a portion of your property from B-1 Business to B-2 Business to facilitate development of a convenience store with gas sales. The proposed ordinance to rezone a portion of the property to R-3 Urban Residential cannot be finally adopted until the development moratorium has elapsed.
