Canaday Surveying consisting of two sheets. We are also in receipt of the proposed <br />Final Grading Plan consisting of one sheet prepared by Ulteig Engineers, Inc., and dated August <br />6, 1997 We offer the following comments: <br /> <br />1. Zoning and General: The property is zoned Planned Unit Development and is part of <br />the approved concept plan for Norttffork dated January 1, 1985. The approved preliminary plat <br />for Northfork Oaks 2nd Addition consisted of 37 lots and 21 are proposed to be final platted at <br />this time. <br /> <br />2. Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept modifications <br />approved in May of 1990, all of the lots in Northfork Oaks are at least one acre in size. <br /> <br />3. Soils: A letter from Mr. Peck dated October 24, 1997 states that soil conditions and <br />topography are such that several lots in the plat will require some fill material. <br /> <br />4. Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, there is no park dedication due in this area of the PUD. <br /> <br />5. Streets: In accordance with the approved preliminary plat, the lots are proposed to <br />receive public access from the north/south extension of Royal Road and the east/west extension <br />of 162nd Lane N.W. The streets have been installed and accepted by the City. <br /> <br />6. Grading and Drainage: The final Grading Plan prepare~t by Ulteig Engineers dated <br />August 6, 1997 is acceptable.
