10. <br /> <br />Drainage: The submittal of a Grading and Drainage Plan is required at the time of <br />Preliminary Plat approval. Any exporting of soils from the site will require a conditional <br />use permit. <br /> <br />Wetland 733W exists on the south side of the plat. This is a large wetland complex of <br />approximately 2.4 acres, but currently has no outlet. County Ditch #3 which drains to the <br />Rum River is located approximately 350 feet from the northern boundary of this plat. <br />Drainage to County Ditch #3 is encouraged. <br /> <br />Tree Preservation and Planting Plan: At the time of preliminary plat approval, the submittal <br />must include an addendum to the Grading Plan that identifies existing trees, trees to be <br />preserved during construction, along with the method of preservation, and the planting of <br />one 2 inch diameter nee in the front yard of each lot. <br /> <br />Utilities: It is staffs understanding that the site improvements will be installed as a private <br />project .with no financial participation on the part of the City and that the developer will <br />extend the sewer and water trunks to the property in lieu of the standard sewer and water <br />availability charges of $1800.00 per unit. Staff's response is that the developer's actual <br />consumction costs for trunk sewer and water will be credited to the sewer and water mink <br />charges due on the plat. In addition, the City will be looking for a contribution to cover <br />future maintenance costs of the lift station. Utility extension to the plat will need to be <br />identified. <br /> <br />Park Dedication: The Park Commissin will be reviewing the sketch plan at theii' regular <br />meeting on Thursday, February 13, 1997 at 6:00 p.m. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, February 4, 1997 and the <br />Park Commission will be meeting at 6:00 p.m. on Thursday, February 13, at the Ramsey <br />Municipal Center, to consider your request for sketch plan review of Apple Ridge.
