Case #2

RECOMMEND PARK DEDICATION FOR SUNFLOWER RIDGE
By: Parks/Utilities Supervisor Mark Boos

Background:

Mr. John Peterson of Good Value Homes is proposing an urban subdivision of 50 single family
homes north of 153rd Avenue. The 20-acre parcel is midway between Highway #47 and County
Road #5.

Observations:

Sunflower Ridge (as is the case with Apple Ridge) is within the Oak Recreation District. The
March Planning Commission case with attachments is enclosed.

Mr. Peterson is expected to be present to provide additional information on the plat. In addition,
he may have a proposal for meeting neighborhood recreation and open space requirements via a
mini-park in the vicinity of Sunflower Ridge.

It is also probable that the Commission will want to discuss both this case and the Apple Ridge
case before recommending park dedication, as the provision of recreation and open space for either
relates to both subdivisions. Furthermore, the Commission should be reminded that Sunflower
Ridge is at the sketch plan approval stage which may provide a small amount of time to determine
if the previously mentioned community park site within the Oak Recreation District is an option.

Commission Action:

Based on discussion.

Reviewed by:

Parks/Utilities Supervisor

PR: 3/13/97
/jmk

Copies to:

Mr. John Peterson, Good Value Homes
