CASE # 7 <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF SUNFLOWER RIDGE; <br />CASE OF GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Peterson of Good Value Homes is requesting sketch plan approval of Sunflower Ridge <br />located north of 153rd Avenue N.W., on the west side of T.H. #47. The plat consists of <br />approximately 20 acres proposed to be platted into 50 single family residential lots served by <br />municipal water and sanitary sewer. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed sketch plan <br />City Staff review letter dated Fevruary 27, 1997 <br /> <br />Notification: <br /> <br />No notification to adjacent residents is required for the sketch plan process. However, John <br />Peterson of Good Value Homes also applied to rezone the property from commercial to residential <br />and surrounding properties were notified of that public hearing and provided with a copy of the <br />sketch plan. <br /> <br />Observations: <br /> <br />The developer is proposing to install the public improvements as a private development project <br />with no financial participation on the part of the City. <br /> <br />The preliminary plat will have to verify that all lots meeting the minimum area and dimensional <br />reqmrements. <br /> <br />The plat is proposed to have one access from 153rd Avenue N.W. City Staff recommends <br />providing for future extension of streets to the north and east. <br /> <br />The submittal of a drainage plan and tree preservation plan will be required at the preliminary plat <br />stage. <br /> <br />The Park Commission will be reviewing the plat at their regular meeting in March. <br /> <br />Recommendation: <br /> <br />City Staff recommends that the developer be directed to proceed to apply for preliminary plat <br />approval. <br /> <br />Commission Action: <br /> <br />Motion to.' <br />Recommend that the developer proceed to apply for preliminary plat approval of Sunflower <br />Ridge contingent upon compliance with City Staff Review Letter dated February 27, 1997. <br /> <br />Review Checklist: City Engineer <br />PC: 3/4/97 <br /> <br />}q <br /> <br /> <br />
