The sketch plan consists of <br />one sheet delivered to the City, dated April 9, 1997. We offer the following comments: <br /> <br />General: The plat is in the Industrial District and consists of five lots and one outlot. <br /> <br />Lot Sizes and Dimensions: All five of the lots meet the one-acre minimum lot size requirement, and <br />all but Lot 1, Block 1 meet the 200-foot lot width requirement. Lot 1, Block 1 is 15 feet deficient of <br />the 200-foot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site <br />plan submitted for the development of the lots. <br /> <br />Streets: The streets will receive public access from McKinley Street NW. <br /> <br />Park Dedication: The Park Commission will be reviewing the plat at their regular meeting in May. It <br />is anticipated that, as with the other plats in Business Park 95, the dedication will consist of a cash <br />payment. <br /> <br />City Staff will forward the results of the May 6, 1997 Planning Commission meeting to City Council <br /> <br />for final plat approval. <br /> <br />Respectfully, <br /> <br />Sylvia Frolik <br />Zoning Administrator <br /> <br />Steve J.
