I Case # q <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF BUSINESS <br />PARK 95 5TH ADDITION; CASE OF CITY OF RAMSEY <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of platting the Bjorklund and Julian Johnson property in <br />Business Park 95. The purpose of the plat is to acquire the eastern end of the Bjorklund property <br />into an Outlot to be retained by the City for preservation of tree cover in the area. The City is <br />interested in this tree preservation in order to protect and intensify the nature screening it gives <br />the heavy industrial uses from the light industrial uses on the west side of Unity Street N.W. <br /> <br />The following items are enclosed for your review: <br /> <br />ac <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated April 30, 1997 <br /> <br />Observations: <br /> <br />To accommodate this acquisition of property from the Bjorklund parcel for the City, the City is <br />performing the platting process. The City will be acquiring 16,975 square feet from the <br />Bjorklund parcel. To compensate for that, the Bjorklund parcel will obtain 19,250 square feet <br />from the Julian Johnson parcel to the east. The City will compensate the Johnson parcel by <br />conveying 15,660 square feet of the City's Outlot to the south of the Johnson parcel. The Julian <br />Johnson parcel will retain its driveway onto Industry Avenue N.W. The Bjorklund parcel will <br />continue to utilize an easement across the parcel to the north in order to access Unity Street N.W. <br />Outlot B, on the very southern end of the Plat, is intended to be developed at some point in the <br />future as a public road. If either the Johnson or Bjorklund parcel wish to utilize Outlot B as an <br />access to Unity Street N.W. prior to the street improvements being installed, they must pave the <br />access. <br /> <br />It is the City's intention that the Bjorklund parcel will cease directing drainage onto that portion <br />of property that is being acquired by the City for tree preservation. They will be responsible for <br />constructing a berm to ensure that drainage does cease. Bjorklund will also be responsible for <br />cleaning any debris that has been deposited on Outlot A and fencing that new west property line <br />to prohibit any future business-related activity from encroaching onto that property gained by the <br />City. <br /> <br />Because this is the replat of two existing lots, there will be no park dedication due on the plat. <br /> <br /> <br />
