The sketch plan consists of one sheet dated March 19, 1997. <br />We offer the following comments: <br /> <br />General: The proposed plat is in the Industrial District and consists of two lots <br />and two outlot. The City of Ramsey is interested in retaining and preserving the <br />substantial tree cover on the west end of the Bjorklund property for screening of <br />heavy industrial uses from light industrial uses on the west side of Unity Street <br />N.W. To compensate for the 16,975 square feet to be added to the City's property <br />from Bjorklund, Julian Johnson will convey 19,250 square feet to the east end of <br />the Bjorklund property in exchange for the City conveying 15,660 square feet of <br />the former Outlot B Business Park 95 to the southern end of the Julian Johnson <br />property. <br /> <br />Lot Sizes and Dimensions: Both of the newly platted lots for Bjorklund and <br />Johnson meet the one-acre minimum lot size requirement, and the Johnson <br />property will retain it's 200 feet of frontage on Industry Avenue. As with respect <br />to public access, the Bjorklund property currently has an easement with the <br />property to the north for access onto Unity Street N.W. <br /> <br />o <br /> <br />Grading and Drainage Plan: With this plat the City will prohibit continued <br />drainage onto the City's Outlot and it is anticipated that the development <br />agreement will require establishment of a berm to stop the drainage from entering <br />this area. <br /> <br /> <br />
