The streets will be proposed to be paved to a width of 30 feet, and consist of a two-inch <br />bituminous mat placed on top of a four-inch gravel base. It will incorporate a fourdnch <br />bituminous berm curb. This is the City's present design standard for rural residential streets. <br />The streets will be centered in the right-of-way. It is not anticipated that there will be major <br />impacts to existing landscaping adjacent to the roadway; however, some shrub removal and tree <br />pruning may be necessary. Only minor grading is anticipated throughout most of the project, as <br />existing vertical grades are generally satisfactory and matching the existing grade as closely as <br />possible will minimize construction disruption. Along Fluorine Street grade changes may <br />approach two feet at the location of the proposed catchbasins in order to facilitate curbline flow <br />to the created low point. <br /> <br />The proposed construction would not include any driveway construction. Only a one-foot apron <br />will be provided at driveways, except where a driveway may need to be regraded to match a new <br />street grade. In such cases, driveways will be neatly cut and replaced in-kind with the type of <br />surface removed. Disturbed tuff areas will be graded, fertilized, seeded, and mulched. If <br />additional topsoil is desired, it will be the responsibility of the property owner to provide the <br />material. <br /> <br />ESTIMATED PROJECT COSTS <br /> <br />The estimated project costs are presented in Table 1 and include detailed construction costs and <br />overhead costs. Overhead costs include, but are not limited to, engineering, construction staking, <br />inspection, fiscal and legal, administrative, and contingency costs. In this project, overhead costs <br />will also include the cost of drainage easements.
