We offer the following <br />commen ts: <br /> <br />~ The subject property is zoned R-1 Urban Residential and is permissible for <br />development with single family residential lots. <br /> <br />General~ The approved preliminary plat consists of approximately 65 acres to be developed <br />with munieipai water and sanitary sewer and subdivided into 71 single family lots. At the <br />time of preliminary plat approval, it was indicated that the development would most likely <br />occur in phases and the proposal under review proposes to final plat the first 29 lots. For <br />the record, the City should be provided with a copy of the phasing plan. <br /> <br />Lot Sizes and Dimensions: The minimum lot width in the R-1 Urban Residential District is <br />80 feet, or 90 feet on comer lots, and the minimum lot area is 10,800 square feet. It <br />appears that all of the lots meet the area requirement and the width requirement is met either <br />at the street frontage or building setback line. It should be noted that the footprint for some <br />of todays more popular home styles in conjunction with the location of the ordinary high <br />water mark results in some marginal back yards (15' - 20' deep) on Lots 6, 7 and 8 of <br />Block 5. <br /> <br />Streets ~and Access to Lots: The first leg of the westerly extension of Sunwood Drive <br />throughithat area receiving preliminary plat approval as Chestnut Ridge 2nd Addition is <br />provided. None of the lots in this phase of ChestnUt Ridge 2nd will have direct access onto <br />Sunwood Drive. In accordance with Staffs recommendation at the time of preliminary plat <br />approval, 146th Lane N.W. has been platted as a through street to the south off of <br />Sunwood Drive rather than as an 'eyebrow'. However, 146th Lane N.W. should be <br />identified as 147th Lane N.W. <br /> <br />Drainage: The pat provides drainage easements consistent with the approved grading and <br />drainaga plan dated June 24, 1994. This plat drains to Wetland l14P at two locations. <br />Both locations provide sedimentationprior to discharge into the wetand. <br /> <br /> <br />
