The site plan package also contains one sheet of building elevations dated December 16, <br />1995, and three sheets of floor plans dated December i5, 1995, The site plan proposes to develop <br />the second and final phase of a multi-tenant office/warehouse facility on Lot 1, Block 1, Ramsey <br />67 Industrial Park. We offer the following comments: <br /> <br />~Xliag2 The site is zoned Industrial and the proposed multi-tenant office/warehouse fails <br />within the permit~d uses for this district. <br /> <br />~20.E.q:l:gg~ The subject site is approximately 5.6 acres in size or 242,793 square feet. <br />Lot coverage in the Industrial District is restricted to 35% or 84,978 square feet in this ca.se. <br />The existing building is 26,420 square feet and the proposed expansion is 37,859 square <br />feet, for a total of 64,279 square feet. The development was originally proposed to occur <br />in three phases, but this 37,859 square foot addition will complete the project. <br /> <br />Utilities; The site is served my sanitary sewer and municipal water. <br /> <br />Setbacks: The proposed structure meets the front, side and rear yard setbacks in the <br />Industrial District. <br /> <br />/.&a.dB~pjll~ In accordance with City Code, a landscaped area at least 20 feet deep is <br />proposed along Industry Avenue. Trees and shrubbery are proposed around the perimeter <br />of the addition. Parks and Utilities Supervisor, Mark Boos, has determined the Landscape <br />Plan to be.acceptable. However, he has suggested the planting of more conifer trees along <br />the west property line to prohibit snow from drifting into the west drive and parking lane. <br /> <br />~ City Code also requires screening of a non-residential use from a residential use <br />across the street to partially obstruct view of the non-residential use from the residential <br />use. Sunfish Square, a residential development, is on the north side of County Road gl I6. <br />Trees along the north property line should be at least 5 feet in height. <br /> <br />Ar~hitect-ural Standards: City Code requires that in the Industrial District, exterior wall <br />finishes be of material other than metal on 50% of the exposed walls. The building exterior <br />is proposed to be rock face concrete block and the building front visible from Industry <br />Avenue will be finished off with a metal facia to match that on the existing building.
