The site plan does not indicate a <br />waste storage area for Phase II in accordance with City Code and the plan should be <br />amended accordingly. <br /> <br />OffStreet Parking - Design: In accordance with City Code, the off-street parking areas and <br />drive lanes are proposed to consist of a bituminous surface, the perimeter of which is <br />finished with B-612 concrete curbing. <br /> <br />Off Street Parking - Spaces Required: With the addition, the total facility will consist of <br />9,641 square feet of office space and 54,657 square feet of warehouse space. Using a <br />standard of 1 parking space for every 200 square feet of office space and 1 parking space <br />for every 2,000 square feet of warehouse space, a total of 75 parking spaces are required. <br />The total number of parking spaces provided in the f'zrst and second phase of the <br />development is 175. <br /> <br />~ City Code requires a minimum of three loading docks for the total facility <br />proposed;, each loading dock should, measure at least 12' x 60'. There are seven loading <br />docks proposed for this phase that meet thc size requirements. <br /> <br />~ The exterior lighting plan is shown on the site plan and is acceptable. Any <br />lighting used to illnmlnate the site should be arranged to deflect light away from adjacent <br />properties and roadways. <br /> <br />~ The grading plan for this second phase was anticipated during the initial phaseof <br />the development. The drainage for this phase was anticipated and installed under Phase I <br />of this development. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, January 2, 1995, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy <br />of the case cover sheet is enclosed.
