CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES <br /> <br />On January 9, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Sharp and <br />Associates, a Minnesota partnership, whose attdmss is 10907 93rd Avenue North, Maple Grove, <br />Mn 55369, CPermittee") to construct Phase II of Ramsey Business Park. The development <br />consists of a 37,859 square foot expansion ("Structure") to the multi-tenant office warehouse <br />building for a total facility area of 64,279 square feet on the property which is legally described as <br />follows: <br /> <br /> Lot 1, Block 1, RAMSEY 67 INDUSTRIAL PARK FIRST ADDITION, Anoka County, <br />Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />this approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be sited and constructed on the Site <br />as shown on the Site/I2~dseape Plan submitted by the Permittee, which Site Plan consists <br />of one (1) sheet dated December I5, 1995. <br /> <br />.REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following Site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />ae <br /> <br />Bituminous driveways and maneuvering areas; <br />B-612 concrete curbing around the perimeter of all bituminous; <br />Site grading;, <br />Sod, seed and landscape plantings; <br />Fire lanes; <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the Structure or in the parking lot shall be <br />designed so as to deflect light away from County Road gl 16. <br /> <br />BUILDING FACADE.
