In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there is no park dedication due on this plat. However, the Developer has agreed to resolve westerly park boundaries in order to construct the trail and allow for development of Lake Itasca Park. The issue regarding drainage also needs to be addressed on this plat. A drainage plan prepared by Gerald Floden, P.E., dated 11/20/95 is acceptable. This plan adequately handles the drainage from Itasca Shores and in addition, drains approximately 500 feet of Andrie Street. An alternative drainage plan has also been discussed with the Developer which would limit the amount of the length of overland flow along Andrie to 700 feet. This alternative would require installation of 1200 feet of storm line south of the existing catch basins on Andrie. If this alternative is chosen, it is proposed that the City would contribute the cost of restoring the bituminous and tuff disturbed by the installation of the extended storm sewer along Andrie. The Grading and Erosion Control Plan needs to be modified to identify measures taken to protect existing trees and the planting of one 2-inch diameter tree in the front yard of every lot. The Development Agreement does put the Developer on notice that if the City's Transportation Impact Fee is implemented April 15, 1996, this plat will be subject to those fees.
