Canaday Surveying dated received by the City on December 4, 1996. We <br />offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of <br />the approved concept plan for Northfork dated January 1, 1985. The f'mal plat currently <br />under review proposes to create another 11 single family lots and four outlots. Ouflot A <br />accommodates the plat identification sign and will be held in ownership by the corporation. <br />Outlot B will be conveyed to the owner of Lot 13, Block 3, Northfork Second Addition. <br />Outlots C and D will be held by the corporation for future development. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept <br />modifications approved in May of 1990, all of the lots in Northfork Itasca Shores are at <br />least one acre in size and 160 feet wide either at the street frontage or building setback line. <br /> <br />Soils: The Developer has provided the City with SCS soils data superimposed on the plat <br />and it appears that all of the lots contain a minimum of 27,225 square feet of Class A soils. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, there are no park dedication obligations to met in this plat other than the <br />dedication of the previously agreed to 75 foot wide trail corridor, which has been platted in <br />an east/west direction through Outlot C. The Developer has also agreed to resolve park <br />boundary :issues of Lake Itasca Park in order to consmact the trail and develop the Park. <br /> <br />The Developer is also final platting and paving the trail to the east and north to connect with <br />the existing wail system at 15650 Okapi Street N.W. Reimbursements will be provided by <br />the City for all construction costs beyond grading. <br /> <br />Streets: The lots will receive access from a cul-de-sac that exceeds the 600 foot maximum <br />length restriction by 500 feet. In accordance with discussions at the time of preliminary <br />plat approval, the cul-de-sac bubble is sufficient in size to facilitate larger vehicle traffic <br />driving in and out of the cul-de-sac in one movement. However, it was also staff's <br />recommendation that the developer be responsible for installing and maintaining a <br /> <br /> <br />
