The plat consists of one (I) sheet prepared by John Oliver & Associates, Inc., dated <br />received by the City on January 8, 1996. We offer the following comments: <br /> <br />4. <br /> <br />5. <br /> <br />6. <br /> <br />General: The subject plat is a replat of Lot 2, Block 2, Haubrich Addition into 5 urban <br />lots, which includes the homestead. The proposed subdivision is a result of the petition for <br />the extension of sewer and water improvements in Itaubrich Addition. <br /> <br />~ The subject property is currently zoned R- 1 Urban Residential and the proposed <br />single family urban lots axe in accordance with thc zoning regulations. <br /> <br />All of the lots meet the 10,800 square foot minimum lot size. <br /> <br />Lot Dimensiorls: All of thc lots meet the 80 foot lot width requirement. <br /> <br />Utilities: All of thc lots will be served by municipal water and sanitary gewCr. <br /> <br />D_ra.[gag~ As demonstrated at thc .time of sketch plan approval, stormwater from thc <br />back'yards of the created lots will follow thc existing topography and drain southward into a <br />low depression on thc adjacent school property. Drainage from thc front yards of thc <br />future homes will drain to 151st Lane. Catch basins have been installed at thc Iow point of <br />151st Lane, and nmoff is conducted by means of a 15 inch storm sewer to a Iow area <br />located primarily on Lot 2 of the Haubrich Addition, which has been designated as a <br />drainage easement. <br /> <br />The standard 5 foot easements along common property lines are in place. Ten (10) foot <br />wide easements along the north and south boundary of the plat exist as part of the <br />underlying lot. Although these north and south plat boundaries are also common property <br />lines and only a 5 foot wide easement would be necessary, it is simpler to leave them at 10 <br />feet than to vacate them and replace them with 5 foot wide easements. <br /> <br />Transnortation Impacts: On November 20, 1995, thc Ramsey City Council approved <br />the implementation of a Transportation Impact Fee on new development that would not <br />exceed $500.00 per lot.
