I10 <br /> <br />The four additional lots created in this Plat will be charged a total of Six Thousand Two <br />Hundred Fifty Two Dollars and no cents ($6,252.00), which sum will be due and payable <br />upon the conveyance by deed or contract for deed of any of the said platted lots. At the <br />time each lot is required to connect to the City's utilities, each lot will be required to pay the <br />then current Metropolitan Wastewater Control Commission Sewer Availability Charge <br />("SAC") and the City of Rarnsey Water Availability Charge ("WAC"), and any City <br />inspection and installation fee, <br /> <br />Estimated Costs. It is understood and agreed that construction cost mounts set forth in <br />this Agreement, unless specified as fixed amounts, are estimated. The DEVELOPER <br />agrees to pay the actual costs, including interest, fmcal engineering and legal charges. <br /> <br /> II. <br />PERMITS, OCCUPANCY, AND USES <br /> <br />Construction Site Maintenance. The DEVELOPER shall adhere to all City <br />ordinances relating to, but not limited to, dumping of garbage, site development, <br />construction debris, open burning, etc. <br /> <br />ReqUirements for Building Permits and Certificates of Occupancy. No <br />building permit for any lot in ~e Plat shall be issued until (a) a Certificate of Survey, <br />including that information required by the CITY, has been supplied to the City Building <br />Official; and (b) all the financial obligations required herein by the CITY have been <br />satisfied. No Certificate of Occupancy for any lot in the Plat shall be issued until: (a) the <br />CITY°S municipal sewer system is available for service to the lots as determined by the <br />City Engineer;, and (d) all driveways have been hardsurfaced in accordance with Item g9 of <br />this Agreement. <br /> <br /> HI. <br />PARK DEDICATION <br /> <br />Park D.~lic~fiqn.. The Plat is located in the Sunfish Lake Park District. Park dedication <br />shall be satisfied by the DEVELOPER making a cash payment to the CITY in an amount <br />equal to $825.00 per new lot created, or Three Thousand Three Hundred Dollars and no/ <br />cents ($3,300.00) (4 x.$825.00). Said sum shall be paid to the CITY prior to the Final <br />Plat being released for recording. <br /> <br /> IV. <br />GENERAL <br /> <br />Transportation Impact Fee. The CITY has determined that it is appropriate to <br />implement a transportation impact fee on new development that would not exceed Five <br />Hundred DolIars ($500.00) per .lot. If that fee system is enacted by April 15, 1996, the <br />DEVELOPER herein agrees that this Plat shall be subject to said fee. <br /> <br />Tree and Sod. Plant[ne Plan. Sodded boulevards are a requirement for each lot in the <br />Plat prior to issuance ot~ a Certificate of Occupancy. In accordance with. the policy <br />established by the City of Ramsey Park and Recreation Commission on June 10, 1993, the <br />DEVELOPER shall provide for the planting of one two-inch diameter tree (or equivalent <br />thereof) of an approved species at the road frontage or in the front yard of each of the lots <br />in the Plat prior to the issuance of a Certificate of Occupancy. In the event the weather is <br />not conducive to tree or sod planting at'the time of Certificate of Occupancy, the <br />DEVELOPER shall place a cash deposit in the amount of $200.00 for trees and $100.00 <br />for sod in an escrow account with the CITY and upon verification of the planting being <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
