The plat consists of one sheet prepared by ~ohn Oliver & Associates, Inc., <br />dated received by the City on January 8, 1996. We offer the following comments: <br /> <br />~ The subject plat is a replat of Lot 2, Block 1, and Lot 1, Block 2, Haubrich <br />Addition into 8 urban lots, which includes the homestead. Thc proposed subdivision is a <br />result of the petition for the extension of sewer and water improvements in Haubrich <br />Addition. <br /> <br />~ The subject property is currently zoned R-1 Urban Residential and the proposed <br />single family urban lots are in accordance with the zoning regulations. <br /> <br />All of the lots meet the 10,800 square foot minimum lot size. <br /> <br />Lot Dirnen~iQns: All of the lots meet the 80 foot lot width requirement. <br /> <br />Ail of the lots will be served by municipal water and sanitary sewer. <br /> <br />D2za[Bag~ Stormwater from the backyards of the five lots on the south side of 151st Lane <br />will follow the existing topography and drain into a low depression on ax/jacent school <br />property. The drainage from the backyards of the lots on the north side of 151st Lane will <br />drain northward to a low area contained within the lots which is burrenfly designated as a <br />drainage easement. The front hail of the lots will drain to 151st Lane. Catch basins have <br />been installed at a low point on 151st Lane, and runoff is conducted by means of a 15 inch <br />storm sewer to a Iow area wMch has been designated as a drainage easement. <br /> <br />The standard 10 foot drainage and utility easements along the outer perimeters of the <br />parcels and the 5 foot easements along common property lines are in place. The north and <br />south boundary of both blocks are common property lines with adjacent, lots and only 5 <br />foot easements would be required.
