e <br /> <br />for the existing homestead will be assessed under Improvement Project ~95-14. The seven <br />additional lots created by this Plat will be charged a total of Ten Thousand Nine Hundred <br />Forty One Dollars and no cents ($10,941.00), which sum will be due and payable upon the <br />conveyance by deed or contract for deed of any of the said platted lots. At the time each lot <br />is required to connect to the City's utilities, each lot will be required to pay the then current <br />Metropolitan Wastewater Control Cornml.qsion Sewer Availability Charge ("SAC") and the <br />City of Ramsey Water Availability Charge ("WAC"), and any City inspection and <br />installation fee. <br /> <br />Estimated Costs. It is understood and agreed that construction cost amounts set forth in <br />this Agreement, unless specified as fixed amounts, are estimated. The DEVELOPER <br />agrees to pay the actual costs, including interest, fiscal engineering and legal charges. <br /> <br /> II. <br />PERMITS, OCCUPANCY, AND USES <br /> <br />Construction 81te Maintenance. The DEVELOPER shall adhere to ali City <br />ordinances relating to, but not limited to, dumping of garbage, site development, <br />construction debris, open burning, etc. <br /> <br />Reauirements for Buildin~ Permits and Certificates of Occupancy. No <br />building permit for any lot in the Plat shall be issued until (a) a Certificate of Survey, <br />including that information required by the CITY, has been supplied to the City Building <br />Official; and (b) all the financial obligations required herein by the CITY have been <br />satisfied. No Certificate of Occupancy for any lot in the Plat shall be issued until: (a) the <br />CITY'S municipal sewer system is available for service to the lots as determined by the <br />City Engineer;, and (d) all driveways have been hardsurfaced in accordance with Item ~9 of <br />this Agreement. <br /> <br /> III. <br />PARK DEDICATION <br /> <br />Park Dedication. The Plat is located in the Sunfish Lake Park District. Park dedication <br />shall be satisfied by the DEVELOPER making a cash payment to the CITY in an amount <br />equal to $825.00 per new lot created, or Five Thousand Seven Hundred Seventy Five <br />Dollars and no/cents ($5,775.00) (7 x $825.00). Said sum shall be paid to the CITY <br />prior to the l:rmal Plat being released for recording. <br /> <br /> IV. <br />GENERAL <br /> <br />Transnortation Impact Fce. The CITY has determined that it is appropriate to <br />implement a transportation impact fee on new development that would not exceed Five <br />Hundred Dollars ($500.00) per lot. If that fee system is enacted by April 15, I996, the <br />DEVELOPER herein agrees that this Plat shall be subject to said fee. <br /> <br />Tree and Sod Plantim, Pl0n. Sodded boulevards are a requirement for each lot in the <br />Plat prior to issuance o~ a Certificate of Occupancy. In accordance with the policy <br />established by the City of Ramsey Park and Recreation Commission on June 10, 1993, the <br />DEVELOPER shall provide for the planting of one two-inch di_~meter tree (or equivalent <br />thereof) of an approved species at the road frontage or in the front yard of each of the lots <br />in the Plat prior to the issuance of a Cenfficate of Occupancy.
