e for the existing homestead will be assessed under Improvement Project ~95-14. The seven additional lots created by this Plat will be charged a total of Ten Thousand Nine Hundred Forty One Dollars and no cents ($10,941.00), which sum will be due and payable upon the conveyance by deed or contract for deed of any of the said platted lots. At the time each lot is required to connect to the City's utilities, each lot will be required to pay the then current Metropolitan Wastewater Control Cornml.qsion Sewer Availability Charge ("SAC") and the City of Ramsey Water Availability Charge ("WAC"), and any City inspection and installation fee. Estimated Costs. It is understood and agreed that construction cost amounts set forth in this Agreement, unless specified as fixed amounts, are estimated. The DEVELOPER agrees to pay the actual costs, including interest, fiscal engineering and legal charges. II. PERMITS, OCCUPANCY, AND USES Construction 81te Maintenance. The DEVELOPER shall adhere to ali City ordinances relating to, but not limited to, dumping of garbage, site development, construction debris, open burning, etc. Reauirements for Buildin~ Permits and Certificates of Occupancy. No building permit for any lot in the Plat shall be issued until (a) a Certificate of Survey, including that information required by the CITY, has been supplied to the City Building Official; and (b) all the financial obligations required herein by the CITY have been satisfied. No Certificate of Occupancy for any lot in the Plat shall be issued until: (a) the CITY'S municipal sewer system is available for service to the lots as determined by the City Engineer;, and (d) all driveways have been hardsurfaced in accordance with Item ~9 of this Agreement. III. PARK DEDICATION Park Dedication. The Plat is located in the Sunfish Lake Park District. Park dedication shall be satisfied by the DEVELOPER making a cash payment to the CITY in an amount equal to $825.00 per new lot created, or Five Thousand Seven Hundred Seventy Five Dollars and no/cents ($5,775.00) (7 x $825.00). Said sum shall be paid to the CITY prior to the l:rmal Plat being released for recording. IV. GENERAL Transnortation Impact Fce. The CITY has determined that it is appropriate to implement a transportation impact fee on new development that would not exceed Five Hundred Dollars ($500.00) per lot. If that fee system is enacted by April 15, I996, the DEVELOPER herein agrees that this Plat shall be subject to said fee. Tree and Sod Plantim, Pl0n. Sodded boulevards are a requirement for each lot in the Plat prior to issuance o~ a Certificate of Occupancy. In accordance with the policy established by the City of Ramsey Park and Recreation Commission on June 10, 1993, the DEVELOPER shall provide for the planting of one two-inch di_~meter tree (or equivalent thereof) of an approved species at the road frontage or in the front yard of each of the lots in the Plat prior to the issuance of a Cenfficate of Occupancy. In the event the weather is not conducive to tree or sod planting at the time of Certificate of Occupancy, the DEVELOPER shall place a cash deposit in the amount of $200.00 for trees and $100.00 I I I I I I I I I i I I I I I I !
