I <br /> <br /> i <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />I <br /> I <br />I <br />! <br />I <br />I <br />I <br />I <br />I <br /> <br /> CITY OF RAMSEY <br />ANOKA COUNTY, MINNESOTA <br /> <br />DEVELOPMENT AGREEMENT - JUSKIEWICZ ADDITION <br /> <br /> THIS AGREEMENT, made and entered into by and. between the CITY OF <br />RAMSEY, a municipal corporation of the State of Minnesota (the "CITY"), and EDWIN J. <br />JUSKIEWICZ and NATALIE T. JUSKIEWICZ, husband and wife, whose address is <br />5954 151st Lano N.W., Ramsey, Minnesota, hereinafter referred to as the "DEVELOPER." <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property <br />situated in the City of Ramsey, Anoka County, Minnesota and legally described as follows: <br /> <br />Lot 2, Block 1 and Lot 1, Block 2, HAUBRICH ADDITION, Anoka County, Minnesota; <br />or upon recording: <br /> <br />Lots 1, 2 and 3, Block 1 and Lots 1, 2, 3, 4 and 5, Block 2, JUSICllaTNICZ ADDITION, <br />Anoka County, Minnesota <br /> <br />(thc "Subject Property"); and <br /> <br /> WHEREAS, on January 23, 1996, pursuant to Resolution g96-01- , the CITY <br />approved the final plat of the Subject Property which plat is known as JUSKIEWlCZ <br />ADDITION (the "Plat") contingent on certain requirements, including DEVELOPER and <br />CITY entering into this conlxacg and <br /> <br /> WHEREAS, the Plat consists of eight (8) lots Which is a resubdivision of Lot 2, Block 1 <br />and Lot 1, Block 2, I-Iaubrich Addition; and <br /> <br /> WHEREAS, approval of the Final Plat is given pursuant to the City's Subdivision Code <br />Section 9.50.05, entitled "Minor Plat Procedure"; and <br /> <br /> WHEREAS, a trunk usage charge is required by the CITY for usage of its Trunk Sewer <br />and Water System; which charge is $1563.00 per residential unit created; and <br /> <br /> WHEREAS, no expenditure of CITY funds will be made until the City Code escrow <br />requirements have been fulf'flled by DEVELOPER. <br /> <br />NOW THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />IMPROVEMENTS <br /> <br />Dedication of Drainage and Utility Easements. Drainage and utility easement shall <br />be dedicated to the CITY as shown oh the Final Plat. <br /> <br />® <br /> <br />Trunk and Lateral Sewer and Water Feea. Thc DEVELOPER agrees to pay thc <br />current One Thousand Five Hundred Sixty Three Dollar' and no/cent ($1,563.00) trunk <br />sewer and water charge for each of thc residential lots in the Plat, as this charge is required <br />of all lots receiving access to the sewer and water system~ The sewer and water trunk fees <br /> <br /> <br />
