I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL FOR AN EXPANSION TO <br />VANCE BROS., INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Vance Bros., Inc., formerly Am.wa), has applied for site plan approval to construct an expansion to <br />their facility a~ 14021 Azuritc Street N.W. Thc facility manufactures and applies surface <br />preparationma[erials for outdoor athletic courts. <br /> <br />The following items are cnclosed: <br /> <br />$ite location map <br />Lite plan and building clcvations <br />ty Staff review letter dated December 28, 1995 <br />Proposed development permit <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public bearing. Neighboring property owners were <br />not apprised of r~.he application because the facility is in a heavy industrial area and no significant <br />impacts to sur~unding prol~"rtics arc anticipated as a result of thc proposed expansion. <br /> <br />Observations: <br /> <br />The expansion ~ Plans include the addition of 4,800 square feet to the existing building and <br />construction of ~ :5,000 square foot cold storage warehouse. The cold storage warehouse exceeds <br />thc 30% of prin~'pal building restriction on accessory buildings. Staff supports waiving the 30% <br />restriction in or ~der to keep all operations indoors. <br /> <br />The proposed expansion meets City Code requirements for lot coverage, setbacks,' lighting, <br />landscaping, number of off-street parking areas, and waste storage. <br /> <br />City Code requires that all travelled portions of the site be paved and curbed. The site plan <br />proposes to ins~ll biwmlnous and there is a verbal commitment for curbing any bituminous from <br />thc front of thc buildings to thc stol It is not unusual for thc City to waive curbing behind thc <br />buildings in the heavy industrial district, however, a modified site plan would have to be submitted <br />identifying eXaCtly those areas to be cufoed. <br /> <br />City Code also .requires at least 50% of the exterior facing finish on buildings to be other than <br />metal. The existing building consists of ribbed metal panels and the applicarit is proposing the <br />same finish on the expansion area and the cold storage warehouse. <br /> <br />Drainage needs to be addressed with the construction of detention ponds to handle storm runoff, <br /> <br /> <br />
