The expansion would consist of a 4,800 square foot expansion to the <br />existing building and a separate 5,000 square foot cold storage warehouse building. The site plan <br />consists of one sheet prepared by Fischer Engineering and dated October 16, 1995, revision date <br />November I6, I995. We are also in receipt of building elevations consisting of two sheets <br />prepared by Fiseher Engineering and dated October 16, 1995 We offer the following comments: <br /> <br />~ The site is zoned Industrial and the proposed expansion and its use are lmrmitted in this <br />district. <br /> <br />~ The subject site is appro×{mately 2.65 acres in size or 115,550 square feet. Lot <br />coverage in the Industrial District is restricted to 35% of the lot area or 40,443 square feet in this <br />case. Thc total area of thc existing building and thc expansion areas is 15,800 square feet. <br /> <br />Accessory Buildings; City Code restricts accessory buildings in the Industrial District to 30% of <br />the floor ~ea of ~ principal building. In this case, the total area of the principal building will be <br />I0,800 square fe~t; therefore, the ex)Id storage warehouse would be restricted to 3,240 square feet <br />and 5,000 square feet is proposed. City Staff supports varying from the 30% restriction because <br />of the City's desire to get all opeafions in the heavy Industrial District indoors. <br /> <br />Setbacks: The proposed structures are in compliance with the 40 foot front, 35 foot rear and 20 <br />foot side yard setbacks. ' <br /> <br />Sanitary sewer and municipal water are currently not available to the site. <br /> <br />Architectural Standards: City Code requires that at least 50% of the exterior facing finish of the <br />structure be other' than metal. The building elevations submitted propose the standard ribbed metal <br />wall panels. City Staff is cognizant of the fact that the exterior finish on the existing structure <br />consists of ribbed metal panels. However, at the time of expansion it is appropriate to require <br />upgrading the facility to bring it into compliance with City Code. City Staff cannot .support the <br />request for a waiver from this performance standard. <br /> <br />~ The site plan id~nfifies existing and proposed lighting on the building exterior. The type <br />of lighting proposed is acceptable to the City. <br /> <br />~ The site currently is in compliance with the requirement for a 20 foot deep green ama <br />adjacent to public roads. <br /> <br />131 <br /> <br /> <br />
