CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />VANCE BROS., INC. <br /> <br />On January 23, 1996, Site Plan approval was granted by the City of Ramsey ("City") to Vance <br />Bros., Inc., CPtrmittee"), a Minnesota corporation, to construct a 4,800 square foot addition to <br />thc existing b.i!ttlng and a 5,000 square foot cold storage warehouse ("S~s") on the <br />property which i~ generally known as 14021 Azurite Street N.W. and which is legally described as <br />follows: <br /> <br />The west220 feet of the east 880 feet of the south 200 feet of the North 662.68 feet of Lot <br />1, AUDITORS SUBDMSION NUMBER 30, ac. cam'ding to the map or plat thereof on file <br />and of reC~ord in the office of the County Recorder in and for Anoka County, Minnesota, as <br />measure: along the North and East lines thereof. Together with an easement for road <br />purposesiover the west 33 feet of the east 913 feet of the north 632.68 feet thereof and over <br />the north~50 feet of the east 913 feet thereof. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. Tbe structta'e shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />e <br /> <br />SITE P ~Ias. N COMPLIANCE. The structures shall be sited and constructed on the Site as <br />shown oB the Site Plan submitted by the Permittee, which Site Plan was prepared by <br />Fischer F. agineering and consists of one (1) sheet dated October 16, 1995, revision date <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accotdan~ with the specifi~ons and location <br />as showr/on the Site Plan. The Requirement Improvements are as follows: <br /> <br />site grading. <br />Insmllatlon of bi0~minous surfaces on all traveled gorticms of.the site. <br />Installation of B-612 continuous concrete cu~ing around the perimeter of all <br />bknmlnous surfaces installed on the north, south and west sides of the buildings. <br />Establishment of turf in areas dis~ during cons~uction. <br />Landscaping to include establishment of conifers along the south property line in <br />accordance with the Site Plan, revision d~te <br />Installation of detention ponds in accordance with [he Site Plan, revision date <br />Fire lanes. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES.' Fire lanes shall be maintained on the Site. Theexact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on thc site is subject to prior approval by thc City <br />Engine,rand shall deflect away from Azurite Street N.W. and McKinley Street N.W. <br /> <br />BUILD ~ING FACADE. Thc City herein agrees 'that thc Structures shall have a metal <br />exterior facing finish compatible with thc existing Structure. <br /> <br /> <br />
