The amount of the park dedication is determined by what <br />rate is in effect on the date of final plat approval; the current rate is $825.00 <br />per lot. <br /> <br />10. <br /> <br />Trails: Installation of a bimm{nous trail parallel to 153rd Avenue N.W. <br />from T.I-L ~¢47 to C.S.A.I-L #5 will be required and is not park dedication <br />credit eligible. The City will reimburse the developer $7.00 per lineal foot <br />for trail construction from the west boundary of the plat to C.S.A.H. #5. <br />The Grading Plan has been modified to show the development of this trail in <br />the right of way of 153rd. <br /> <br />11. <br /> <br />Tree Preservation and Planting Plan: The Grading Plan identifies existing <br />tree growth. It should be modified to also identify which trees will be <br />relocated to the west property line, which trees will be preserved and which <br />trees will be destroyed. Language should also be added to the Plan to <br />indicate that there will be one 2-inch diameter tree planted in the front yard <br />of each lot. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, February 6, <br />1996, to reconsider your request for preliminary plat approval of Brandseth.
