!
!

CASE

INITIATE IMPROVEMENT PROJECT ~96-16
SEWER, WATER, AND STREET IMPROVEMENT
FOR FOX KNOLL 2ND ADDITION
By: Steve Jankowski, City Engineer

Background:

Fox Knoll 2nd Addition will be scheduled for preliminary plat approval at the February 27, 1996
Council meeting.. This 25-acre parcel is located east of Sunfish Lake Boulevard NW and south of
153rd Avenue NW. Sewer and water is immediately available to the site from its eastern
boundary.

The developers have petitioned the City to construct this subdivision as a public improvement. A
copy of the petition is attached. Under this process, the plan preparation and project improvements
are assessed against the improved property.

The public improvement process is initiated by a resolution accepting the petition and calling for the
preparation of a project feasibility study. Because the firm of John Oliver & Associates has been
involved with the developer to this point in the process, and has conducted all the preliminary
design work associated with this subdivision, they would be the logical choice to provide the
necessary project feasibility study and engineering plans for this development.

Recommendation:

Staff recommends initiating this as Improvement Project #96-16 and retaining John Oliver &
Associates to prepare the feasibility study and plans associated with Improvement Project #95-16,
Fox Knoll 2nd Addition.

Council Action: 2QXX~ini
Motion to adopt Resolution #96-0 tiating Improvement Project #'96-16 calling for a
feasibility report and designating John Oliver & Associates as the project engineer.

Reviewed By:

City Engineer
City Administrator

CC: 2/13/96
/jk
