Itit is the City of Ramsefs intent that the <br />extension of 147th Avenue NW to CR 56 be made at a future date, then the <br />recommendations and comments made in the previous reviews of this plat <br />regarding thi.q intersection still apply. If it is the City of Ramsefs intent <br />not to ex'tend 147th Avenue NW to CR 56, the access for the out/at is still to be <br />made from the local roadway, 147th Avenue NW. In general, the Anoka County <br />Highway Department would prefer that there be no additional access points <br />made onto the county highway system to emuxe mobility. How.ever, we <br />understand that compromises in mobility will need to be made m order to <br />adequately serve the developing areas of the County. With these thoughts in <br />mind and depending upon tla.e. Cit7 of R_~_msey's intent for the property adjacent <br />to CI~ 56 (commercial or residential development), the City may wish to <br />co~sJder the following two possibilities: <br /> <br />1) Create a commercial strip of property extending from CSAH 116 to 149th <br /> Ave. NW; create a frontage road-type scheme parallel to CR 56 with <br /> adjoining commercial parking lots, with access for the commercial strip <br /> being made from 149th Ave NW and possibly .CSAH 116; <br /> <br />2) Eliminate the commercial property from this plat, creating all residential <br /> lots which would have dkect access via the local roadways only. <br /> <br />RRegarclless of the final configuration of this plat as approved by the City of <br /> amsey, it still should be noted that when CR 56 and CSAH 116 are <br /> reconstructed in the future, there will likely be raised concrete medians for <br /> <br />Affirmative Action / Equal Opportunity Employer <br /> <br /> <br />
