The City and the <br />Developer shall ensure that all applicable Sight Distance Requirements will be <br />met for this development. <br /> <br />Since all lots within this plat will have access to the city streets, no accesses <br />onto CR 56 or CSAFI 116 will be permitted. Since th.e. commercial lot h~ access <br />~ 147th Av~NW, no accesses omo CR 56 or CSAH 116 .will be permitte~f~-~ <br />.t~t. _Right-of-access along CR 56 and CSAH 116 (with exce~th <br />Ave NW, Limonite St NW and Hematite St NW) should be dedicated to Anoka <br />Cous~ty. Any trees within the right-of-way corridor and the boundaries of this <br />plat are to be removed as a part of this development. <br /> <br />Preli .min..ary grading plan~ for this development have been reviewed. <br />Calculations must still be submitted along with a grading and erosion control <br />planthat delineates the drainage areas for this development. The post- <br />developed rate/volume of nmoff must not exceed the pre-developed <br />rate/volume of runoff for the 10-year, 24-hour storm, utillzing the "SCS Method" <br />with ~a curve number determined using Group C soils m a m~nimmn Catch <br />bas/ns and culverts will be requ/red at all county road/city street intersections <br />to prevent washouts. <br /> <br />A permit for work within the county right-of-way is recruited and must be <br />obtained prior to the commencement of an), construction. Contact Roger Butler, <br />Traffic E~eering Coordinator for ~h~s department, for further information <br />regarding the permit process. <br /> <br />It should be noted that residential land use adjacent to highways will usually <br />resultin complaints regarding traffic noise. Tra~c noise at this location <br />could exceed Noise Standards estabIished by the US Department of Housing and <br />Urban Development and the Minnesota Pollution Control Agency. Anoka County <br />policy reg~ding new developments adjacent to existing county highways prohfbits <br />the expenditure of highway funds for noise mitigation measures. The City and/or <br />the Developer should assess the noise situation and take any action deemed <br />necessary to minimize associated impacts at this site from any traffic noise. <br /> <br /> <br />
