We are also in receipt of the <br />Preliminary Grading Plan dated February 1, 1996 and the Preliminary Utility Plan dated February <br />6, 1996, consisting of one sheet each and also prepared by Passe Engineering. We offer the <br />following comments: <br /> <br />General; The proposed plat consists of approximately 12 acres to be developed with <br />municipal water and sanitary sewer and subdivided into 25 single family lots. <br /> <br />~ The property is zoned R-1 Urban Residential for which single family lots are a <br />permitted use. <br /> <br />.Wetlands: DNR Protected Wetland #t13 (Sunfish or Grass Lake) is located on the <br />property. This wetland is classified as a Recreational Development Water and as such, the <br />lots within its shoreland overlay district are subject to more extensive area requirements <br />than standard urban residential lots. <br /> <br />.Lot Sizes and Dimensions: The minimum lot area for riparian lots in this overlay district is <br />20,000 square feet above ordinary high water. Lots 5 through 14 of Block 1 are <br />considered riparian and meet the 20,000 square foot area requirement. The minimum lot <br />area for non-riparian lots is 15,000 square feet is 20,000 square feet above ordinary high <br />water. Lots 1 through 4 and 15 through 18 of Block 1 and Lots 1 through 7 of Block 2 are <br />considered non-riparian. Some of these lots do not meet the t5,000 square foot <br />requirement and the developer has applied for a variance to the mi~mum lot size on Lots 1 <br />through 4 of Block 1 and Lots 1 through 7 of Block 2. The plat also reflects that ail of the <br />riparian lots should be able to meet the 50 foot structure setback from ordinary high water <br />mark. <br /> <br />o <br /> <br />Access to Plat: The plat will receive access from Sunwood Drive at two points: 146th <br />Avenue and at 145th Avenue; individual lots will receive access from interior streets. <br /> <br /> I <br /> I <br /> i <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> ! <br /> I <br />I <br />I <br />i <br />I <br />I <br /> <br /> <br />
