print area of between 5,000 square feet and 10,000 square feet <br /> with adequate parking areas. The buildable parcel to be created <br /> may in the discretion of AEC and/or the City of Ramsey be <br /> sufficient to support a building having a foot print area in <br /> excess of 10,000 square feet. <br /> <br /> 4. AEC and/or the city of Ramsey will attempt to market <br />the Lot to a commercial or'industrial user. In that regard, AEC <br />and/or the City of Ramsey will use their best efforts to market <br />the Lot and will offer incentives at least comparable to those <br />offered by them to other users in the area. The City of Anoka <br />may assist in the marketing efforts, in which case the parties <br />will use their best efforts to cooperate with each other in that <br />regard. <br /> <br /> 5. If the actions specified in paragraphs 1, 2, and 3, <br />above, have been completed by January 1, 1997, and the marketing <br />efforts specified in paragraph 3 have been made, but the Lot has <br />not been successfully marketed by December 31, 1999, then the <br />city of A~oka will remove its electric transmission line from <br />Parcels A and B and relocate it in the rights-of-way of County <br />Road 116 (Industry Avenue) and Sunwood Drive as shown on Exhibit <br />D attached to this agreement. <br /> <br /> 6.
